There is a growing trend among real estate developers toward integrating sports facilities with other properties such as retail stores, residential units, fitness establishments and offices. This kind of mixed-use development is a response to the need to maximize space while providing sports fans with different amenities to keep them satisfied. The emergence of live sports coverage on public broadcasting, cable TV and the Internet has allowed viewers to witness exciting sports events as they unfold in the comfort of their own homes or even on the go. Sports fans will never totally abandon watching live games, but sports venues certainly have more competition when it comes to their share of the audience. Therefore, a mixed-use development will likely attract more people than a stand-alone stadium. Studies suggest that cities and towns that build new stadia or sporting facilities stand to benefit from social as well as economic gains that could run up to millions of dollars yearly. New sports developments can aid in development attempts at more rural and suburban settings and enable government agencies to spur revitalization efforts in depressed and downtown areas by attracting investors. People other than sports fans also use sports facilities for their enjoyment. Tourists from other cities and even other states, for example, would make their way to any sports center in Denver where they can watch their favorite teams in action. However, it became evident from several studies that operators have yet to organize their efforts to correctly identify tourists' share of the market. Perhaps another significant finding was the extent to which tourists visiting a typical sports center in Denver were younger than the average tourist, and that they were more likely to be accompanied by children. Having identified this, it can be established that sports facilities have become increasingly geared towards the family market. It should be noted, however, that for the majority of holiday visitors, the availability of such facilities was not seen as a major factor in their decision to visit an area. Perhaps unsurprisingly, apart from admission or entrance charges, there was little evidence of additional revenue for an average sports center in Denver other than food and drinks. In contrast, at mixed-use developments with good amenities and catering, the average expenditure was significantly higher, suggesting that there is potential for more facilities to be provided for tourists.
